Wholesaling is difficult in New York.  What works in other parts of the country, doesn’t work here.  Most investors spend years, thousands of dollars and many failed attempts to find out how to make it work. Many will give up before they figure it out.

This program is a shortcut – it tells you what works and how to do it.

From closing hundreds of deals, and being involved as legal counsel in many more, we’ve seen what works and what doesn’t.  We’ve analyzed these deals and through the data have seen patterns in the types of deals that make investors money and the ones that will never reach the closing table.

This program provides the tools to “cut to the chase” so that you’ll have everything you need on the legal end to go out and start doing these deals.

I used to work with investor clients individually to get them up to speed and on their way to their first wholesaling deals.  These were very worthwhile engagements for these clients, but they’re very time consuming and cost clients thousands of dollars – usually 4-5 hours of one-to-one consultations (typical cost $1,500+), drafting their form agreements (another $1,200) and being available to answer questions as they arose (hundreds more).   All of this was before they even did their first deal.

This program compiles all of what I was previously offering to investor clients into a series of presentations that we administer through our secure, online web portal.  Clients get access for 90 days and can go through the materials at their convenience and at a fraction of the cost.

Because every client’s needs are different and each has a unique approach, I’ve also included a one-on-one telephone consultation with me to review any specific questions you might have after you have been through the program.

What This Program is NOT.  This program is not a substitute for the many courses and books offered on a nationwide basis.   Those courses still can be very valuable.  This program also is not a substitute for coaching on valuation, evaluating the financial aspects of a deal, or where to find deals.  This program is intended to supplement BUT NOT REPLACE all of these resources.

We’re focused solely on the legal aspects of these deals, and how you can use them to make the most of your time to focus your efforts on the things that make money and stay away from the things that don’t.

Of course there’s never any guarantees – each investor is different and some will be more successful than others, no matter how much they know.  But what you’ll get here is very specific, localized knowledge of how these deals work from start to finish in the NY Metro area – what they look like, how to quickly spot a good deal and how to properly use all the people and resources at your disposal so that you can focus on what you do best (finding and evaluating deals), while everyone else on your team does what they do best (getting those deals to closing).

Assignments & Wholesaling Program Description

This is an online, pre-recorded, web-based program that you can view on your schedule from any location with internet access.  You will have access to the online materials for up to 90 days.  Here’s what’s included . . .

This presentation takes you through a typical residential real estate purchase and sale transaction.  Credible investors need to be able to confidently communicate with sellers – knowing what’s next and how a deal will play out from start to finish is a big part of that.

Presentation on How To Use the Tools and Worksheets Referenced in the Main Presentation (30 min).  This presentation runs through the worksheets and tools provided with the program so that you can use them to quickly size up your deals.
